Staging- How it Works

The goal is the same for all of my clients.  To help you achieve the highest sales price in the least amount of time.  But in a Seller’s Market, you may ask why you need to do anything at all!  Hear me out, buyers are still very particular, and they want to see a move in ready home.  They’re looking for fresh, thoughtfully furnished rooms where they can envision their dream setting rather than buy into the seller’s life.  Staging can potentially influence how much buyers are willing to offer for your home! And who knows better what buyers are looking for than your Realtor.  We spend countless hours showing buyers homes, listening to their feedback and we know what they want.  This is why staging has become so important.  

I am a diehard staging advocate who recommends staging to all of my clients.  I encourage all of my sellers to utilize my staging team before listing their home.  

Staging is meant to celebrate your home’s best features while attracting the largest pool of potential buyers.  With that in mind, our goal is to create a universally appealing, updated, clean setting.  We will personally work with you to determine what needs to occur for the best results.  If for instance furniture needs to be repositioned and artwork updated, we’ll make suggestions and help make those changes.  If there are aspects of the home we feel needs updating, we’ll make those recommendations as well.

Something to keep in mind, most buyers first see your home online, so photography is critical.  We have approximately six seconds online to capture their attention before they click on to the next property.  This means that each room must show as decluttered, with proper lighting, so that that the images online reflect how well your home will show in person.  

The most important rooms that we focus on are the living room, followed by the master bedroom and the kitchen.  Outdoor retreats are equally as important because buyers are paying more attention to exteriors.  

Once the staging is complete, the home will be photographed, and you’ll be ready to go to market!
